Short-Term Rental Rules & Regulations by City
Short-term rental rules vary by city and change frequently. The summaries below are provided for general informational purposes only and are not legal advice; please verify current requirements directly with each city before booking or listing a property.
San Francisco
Hosts must register with the SF Office of Short-Term Rentals and hold a business registration certificate. You must be the permanent resident of the unit (living there at least 275 nights a year), and unhosted stays are capped at 90 nights per calendar year. Only one unit per building may be registered. Alameda
Alameda does not yet have a dedicated short-term rental ordinance; the City is currently developing one. In the meantime, hosts are required to collect and remit the City’s 14% Transient Occupancy Tax. Because rules here are actively evolving, check with the City before listing. Source: City of Alameda
San Mateo
Hosts must register annually with the City ($250 fee, due each July 1) and pay Transient Occupancy Tax. Rentals where the host is not on-site are capped at 120 days per year, occupancy is limited to two guests per bedroom (or 10 total, whichever is less), and a local contact must be able to respond to complaints within 60 minutes. Livermore
A permit is required to operate a short-term rental, with annual renewal by December 31 (fees are $237 for new permits and $172 for renewals). Hosts must collect and remit Transient Occupancy Tax quarterly and provide guests with the City’s good neighbor guidelines. Source: City of Livermore
